Located only three miles outside of Mifflinburg, Pennsylvania and a twenty minute ride from Lewisburg, Pine Valley Courts is a community of choice for residents working in Mifflinburg, Lewisburg, Williamsport and the surrounding area.

Getting Around

Most of our residents work within a forty minute drive. The community sits far enough out to be quiet, and close enough that the commute is never the reason someone moves away.

Water and Sewer

Pine Valley operates its own sewage treatment plant on the property, which keeps service reliable and costs predictable rather than tied to a municipal rate increase. Our wells are managed by certified water technicians and the water is tested constantly, on a schedule rather than only when something goes wrong.

Private water and sewer billing is handled by a third party company, so every resident can see exactly what they used and what it cost. Since that change, daily community water use has dropped from roughly 40,000 gallons to under 20,000. Leaks were found, waste was fixed, and the savings stay in the community instead of being spread across everyone’s lot rent.

Amenities and Upgrades

Most of what we have invested in is the sort of thing you only notice when it is missing.

Paved and plowed roads.

The roads in our community are asphalt paved and plowed during winter storms.

Street lights throughout.

Lighting runs through the community, brightening our streets and offering well lit roadways after dark.

The forms that used to live in a folder at the office are moving online. Read them before you apply, fill them out from home, and keep a copy for your records.

Park Application.

The first step for every prospective resident. Prior to any rental application being accepted a credit application will be required to fill out, which Pine Valley submits to a third party company for review.
